The Space

Spanning nearly 10,000 square feet across four acres, this unique estate was originally designed by an architect and land developer, blending creativity with comfort. As you arrive, you’ll enter through a private driveway, greeted by serene forest views and open skies.

Within a short drive, you can reach the Delaware Water Gap National Recreation Area for hiking, river views, and kayaking along scenic stretches of the Delaware River. We’ve thoughtfully designed this home as a private retreat for comfort, connection, and memorable time together. To ensure a seamless and relaxing stay for you and our neighbors, please note:

Natural Water & Odors in the AreaThe homes in the Poconos—including Brodheadsville, Saylorsburg, Effort, and surrounding areas commonly rely on private well water systems. As a result, you may occasionally notice a faint “sulfur” or “rotten egg” type odor, particularly when running water or using showers.

‍

This is completely normal for the region and is caused by naturally occurring, non-harmful sulfur compounds or sulfate-reducing bacteria in well water systems. This is not related to gas leaks or air quality issues, and it does not pose any health risk.

‍

Please note:

This is not specific to older homes, it is a regional characteristic due to groundwater composition and plumbing systems

The home has been thoroughly inspected, and all systems are functioning as intended. Water remains safe for everyday use, including bathing and cleaning.  While we understand some guests may not be familiar with this, it is considered a normal environmental factor in the Poconos and is not a defect of the home.

‍

For this reason, natural or occasional odors related to well water systems are not grounds for refunds or compensation.

✧ Occupancy & Visitors

Local guidelines allow up to 14 overnight guests, with up to 10 additional daytime visitors (maximum 22 people total on the property during daytime).

‍

✧ Parking

Maximum of 8 vehicles allowed on site.

✧ Pre-Arrival Details

Prior to arrival, guests complete a short rental agreement, ID verification, and damage protection selection. This helps us prepare everything beautifully for your stay.

‍

✧ A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $1000 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection *7 business days*) or a non-refundable damage waiver of $150 per night (Maximum: $299) is applied to your stay, which covers accidental damages beyond normal wear and tear.

Quiet hours are in effect from 10:00 PM to 8:00 AM. During this time, excessive noise including loud music, shouting, or other disturbances is strictly prohibited. Violations may result in fines and/or immediate cancellation.

✧ Flexible Arrival & Departure

Check-in is at or after 4:00 PM on your check-in day. Checkout is at or before 10:00 AM on your check-out day. Early check-ins and late checkouts may be available upon request and are subject to additional fees. Guests who stay beyond their designated checkout time are liable for any associated costs and expenses. For any unapproved late check out, we will reserve the right to charge $200 if exceed 20 minutes and half day rate if exceed one hour.

✧ Smoking, parties, and excessive noise, including on balconies and in shared spaces. Noise and smoking detection technology is used inside the suites to monitor excessive noise levels and violations of our non-smoking policy. Tampering with any of these devices is a direct violation of our house rules. Violations are subject to fines, starting at $1000, for each occurrence in order to pay to clean, deodorize, and repair damages.

Getting Around

We recommend arriving by car, as it will give you the freedom to explore and enjoy the beautiful San Pocono Mountains. As you are already aware, we offer free parking by the chalet.
